I’m sure it varies between realty companies. In our case, I think the realtor gets paid by the landlord to basically deal with the payments and paperwork. We drop the rent check at the realtor’s office and it gets cashed almost immediately. We paid a small fee for a credit check. All in all, it was a super easy process and saved us a ton of time. It was so fast we didn’t even have time to look at other apartments. (Fortunately this one was the perfect location AND in her price range, so there was no need for us to shop around. I recognize we got REALLY lucky and not everyone will have this experience. Can’t stress that enough.)

Talk to a realtor. I found an affordable apartment for my niece this way and would not have thought of it if my friend hadn’t suggested it. Not saying you’ll have a similar experience but it’s worth a shot.
