The PATH from Newark Penn Station goes directly into the World Trade Center, if that's of interest. The station is a mall now. Go upstairs to street level and you can see the memorial; there's a museum, or you can walk around the plaza and see the memorial itself.
There's lots to see walking around downtown. You can walk over and see the Brooklyn Bridge (walk across it if you are able & its not too cold/wet).
It depends what sort of stuff you and your Mom enjoy. Shopping? Restaurants? Museums? Walking?

I'd get on the PATH and go somewhere in Manhattan

It's awful. Residents routinely are mauled by zombies and bitten by vampires. Best suggestion is to stay away unless you want to be a walking dead

No. Verizon 5G was available, which I tried, but it was downloading at 0.8 MB/s. Their customer service was really terrible

600 sqft mind you. Every new development is renting out the smallest apartments and charging a premium.
