I think Gothamist did a thing about this exact smell wafting around Newark years ago, couldn't find it with a quick google. So no, you're not the only one that smells that on that bridge.
Old commute used to go past the Nabisco plant in Bergen County, random chocolate chip cookie smells while driving are tough to beat.

Well only since you agreed as a good sport.
Really the only folks that can answer that are your neighbors in the same building. Even then, some units may have issues; I new someone in a new building that had $500+ heating bills the first winter the building was open, and after the developer looked into it to make sure the unit was wired correctly found they didn't seal the concrete slab for that specific apartment correctly so all the heat was getting wicked away. Which side of the building your on can also make a surprising difference in heating/cooling costs depending on the sun.
Did you have PTACs in newport? Most friends I know with PTACs in new construction run $100-250+ during cold months heating the place, more if it's actually cold VS the last few months. Keeping them low & on all the time so it runs the heat pump (if it has that) helps.

The retail & especially the food stalls at Harborside is more of a marketing expense/claimed amenity for the developer, less of an actual place to visit

Man, I hope it's a clerical error on the website update. It was pretty well run, the bar was decent, I liked it (early before the crowds got pressing). Part of the best part of their empire is that they rotate vendors, so it's usually fresh to go every week.

Here's the thing, I've been to Mass & Cali, no one is loitering outside the shops like people seem to fear. It's already legal & available (& illegally available to boot). Why do you expect a huge change on that stretch of sidewalk?
Also- don't you like tax revenue? Shouldn't we capture that tax revenue? Maybe for the schools or the children. See how that is a win?

For sure, it got worse as it expanded. It's still fast fashion-y at the end of the day.
The supima cotton undershirts mentioned are now $20 each, not $20 for a two pack.

I'm sure some of their stuff isn't the best quality, but I have undershirts that have lasted about a decade that are doing surprisingly fine. It's not supposed to be the highest quality, but it's very decent on basics for fast fashion.
I also have 2 button ups & a sweater that I wear very infrequently I bought when their first east coast location in NYC opened up (before they really Americanized sizes & I was a XXXLol). I hang dry my button up shirts & pants to extend their life anyway, rather than always do the dryer, so I'm probably not typical.
I have a soft spot bias for Uniqlo is what I'm saying

The rent should be cheaper, but I'd bet the landlord is charging full foot traffic ped plaza prices
Edit: Isn't this the landlord that is also threating to go belly up because Elon stopped paying rent on twitter buildings, and it's the same realty group? Who knows how that effects the outlook of commercial ground floor tenants

Post COVID the service suffered really bad in late 2021/22. Went for the outdoor dining a few times last year, and things like not getting the coffee I ordered until the meal was already over or 1 of 4 entrees coming out 15 minutes later made it feel bad. The food also didn't seem as tight, but that may have been nostalgia. My partner & I decided it was basic enough new american food, often an hour wait, and the bad service killed it to the 'no longer consider' list.
Downtown could still use a better basic new american take your parents to brunch place.
They've run a few places, hopefuly they can nail the post-COVID price/service/staff thing down at their next place.
