Exeter St runs from near the high school to a big strip mall. I wouldn’t want to deal with that traffic or teens daily. Mt Vernon, as others have mentioned, is a really nice, safe neighborhood. Tower Hill has some amazing old mansions but is surrounded by more run down houses and is closer to downtown. Wouldn’t recommend.

The historic site, was that a big historic house, like The Crane Estate, or something smaller? Brackish water turning into an irrigation ditch makes me think of a salt marsh, where a stream turns into little more than a ditch at low tide. Ipswich or Essex river?

Agree with Lowell. Lots going on there and some affordable housing still. Also check out Worcester.
