The other variable is how often the houses are reassessed. PA doesn't have a mandatory reassessment timeline like other states, so some municipalities will reassess as soon as you buy, others do it randomly. It's a really confusing system and that's why you will see posts in this sub pretty often asking questions about property taxes.

The local school district taxes is where most of your property taxes come from, but which is the highest is not really an easy answer. Because townships with lower property values tend to have higher tax rates. Yeah that sounds reasonable. With big projects like this, you have to remember you are essentially paying the crew's salary for 2-3 weeks.

Granted we were in the mountains near 7 Springs, but I remember seeing snowflakes at my friends wedding in early May one year. So it was probably in the low 40s in the city at the time

If I remember correctly, it was owned by the Pennsylvania Conservancy but at some point they parceled it up and sold to private individuals. It seems like a cool little spot, but just out of frame on the Harmar side is a sewage treatment plant.

Yeah the on-ramp is weirdly angled to the right while the road is still curving left. Plus the drivers on 28 are always bombing it down the hill, giving them an extra lane is only going to allow more speeding.
