It definitely can be. Not the 2 years to millionaire type thing, but as an active investment strategy you could do pretty well.

Couldn't you just have held through to your thesis?
How do you distinguish between successfully day trading the peaks and troughs and just getting lucky multiple times on a run up?

The mortgage would be way too high. We would have needed to put over $100k down in order to be able to make the monthly payments, even with the old 3% rates.
