I grew up in Hackettstown and Mansfield.
Hackettstown has some surprisingly good food and is also quite diverse.
The further into the rural areas you go the less appealing it gets culturally, although you can get a decent amount of land for cheap.
A lot of highway access close by in the right areas (Route 46, Route 80, Route 78)

I grew up in Western Jersey and am currently looking into buying a home. Right now we rent in Netcong, we previously lived in Newton. We managed to avoid spending a crazy amount in rent but it definitely more expensive. I’d look at Stanhope, Byram and Netcong area. Stanhope and Byram are in Sussex county but very close to major highways and good food nearby.
Not far from the city, or path trains with route 80 right there. Hope this helps and best of luck

Because you’re snatching up houses for your own profit and not allowing families who need a house to buy it. It’s bad for economy and the individual
