pro tip…drill a 2” hole in a piece of plywood ,center it up and blue tape it down. stand on it to hold it in place as you drill. hold the drill up an 1/8 or so and let it get up to speed,then ease it down gently. alternatively, make up some bar extensions to slide over your existing bar.

likely two screws into the body through the sash from outside. gear wheel inside the body,usually made of cast pot metal. could be stripped. sometimes putting a bit of tension on the arm in the direction you want it to go helps,but it’s not a permanent fix.

i hate Tapcon style screws of any brand. they are prone to wringing off the heads. that said, a lil bit of bar soap applied to the threads before driving them can help greatly. if you switch to 1/4 inch wedge anchors,be aware that care must be taken pounding them in,as they are easily bent with an errant hammer strike.good luck!

i would concur that metal rod poking near electric lines is bad,but the wiring should be in the proper conduit per local code,correct? poking that deep would be difficult,depending on composition and compaction of the fill, perhaps requiring a hammer,therefore i’d go with ‘no poke’.

we had this exact problem,i only discovered it was leaking when a small pond formed in the grass between the house and workshop, which is about 180’ away.

remove the surface rust and use Rustoleum Hammered finish paint. i have had excellent results with this paint. pricey,but holds up well.

just did this. one screw holds the hickey that the fan motor is mounted to. if you don’t have a model # to search for, critical dimensions for you here are center to center of mounting studs, height and diameter of squirrel cage.

we have a long pipe run to the septic tank, so i added a bit of plastic pipe sleeved over the fill tube to raise the water level about a quart overall. more water,longer flush time to push them turds down 80’ of pipe.might help with your issue,as well.
