Yup that’s how wealth taxes work. Real estate taxes are just wealth taxes on the middle class

You can find box turtles if you go hiking on the trails a little farther from the city. I was happy to see some since they’re threatened

So it’s going to be part of a mixed use development ? Does that mean “free standing” just means it isn’t part of a hospital?

Consumers of electricity don’t have a choice in how the electricity is generated. That’s why I specifically said “the decision makers” at dominion

Because of their high fixed capital costs, utilities are considered natural monopolies by economists because it would be prohibitively expensive to have multiple companies serving the same area, similarly to roads. Monopolies are fine is well regulated by the state and if regulatory capture is successfully prevented. Otherwise, we need co-ops or nationalization

Lame. The point of the RGGI is to incentivize the switch to non-carbon power. That incentive doesn’t work if the decision makers can just pass the cost on to consumers

Strong Towns recently has an article about the corners at intersections. How they’re large and curved to help cars turn, but this 1) encourages speeding 2) reduces space for pedestrians. Bump outs to forcibly reduce speed at turns would be an effective (yet controversial) solution for accidents caused by right turns

I would like to see a progressive real estate tax system. Like, one where houses over a certain value have higher tax rates and those with lower values have lower rates.
But I guess the rich would never let that happen
