Transit is obviously a big factor, but I think the bigger factor is how Carbon intense SFH McMansions are.

While there are some non-profits that do good work, it is an industry riddled with corruption and fraud.
Very lax oversight, limited controls and ease of startup is what attracts these types of folks to the “non-profits”.
I wish we lived in a world where we didn’t need these entities. If we had a functioning government, we wouldn’t need them.
At least stop making donations to them tax deductible.

Bigger house equals more energy for heating and cooling, can hold more crap (which has embedded carbon), takes more material to construct among other things.
Shows once again that the most sustainable forms of life is via density.
